From 1st October 2023, the new responsibilities apply to all construction projects where building regulations apply. When there is a submission for building regulations control, including domestic projects.
The role of the Building Regulations Principal Designer (BRPD) is critical during the design stage of a project. The primary responsibility of the BRPD is to plan, manage, and monitor all design work to ensure compliance with the relevant regulations. This entails a thorough understanding of the regulatory landscape and the ability to interpret and apply these regulations effectively throughout the design process.
The BRPD must coordinate closely with the lead designer and other designers involved in the project. It is essential for the lead designer to facilitate collaboration among the design team, aiming for consensus that all design elements meet regulatory standards. This collaborative effort is vital to prevent any gaps in compliance, which could lead to significant project delays or issues post-completion.
To perform these duties effectively, the BRPD must possess a comprehensive set of competencies. This includes not only technical skills but also the necessary knowledge and experience related to Building Regulations and design compliance. Additionally, the BRPD should demonstrate professional behaviours.
It is important to clarify that the duties of the BRPD are distinct from those of the designer. While the designer is responsible for creating and developing the design, the BRPD serves a supervisory role to ensure that all aspects of the design align with legal and safety standards. This separation of responsibilities is critical to maintain clarity and accountability within the design process.
Members of the team at Zebra have successfully completed the RIBA Principal Designer Course, which covers CDM regulations and Building Regulations, to enhance their competence in fulfilling the role on behalf of our clients. Additionally, we are actively pursuing registration on the Principal Designers Register with the RIBA, with the process ongoing throughout 2025. This initiative not only reinforces our team's expertise but also ensures that we provide the highest level of service and guidance in design management.
